About Us

Uniresta is a privately-owned independent investor and investment manager who specialises in real estate investments across Germany. We combines institutional knowledge with private investment thinking. As an active investor, we develop investment strategies that benefit family offices and co-investors and share mutual interest in our investments. The core of our success is integrity, sustained performance, and personal closeness to our partners.

We target assets with strong real estate fundamentals, correctable impairments, while focusing on market liquidity, irreversible structural changes, and avoiding uncontrollable binary risks. By utilising our professional network, market experience, quantitative analytics, and dynamic decision making we create risk-adjusted returns.
As a member of the Uniresta Group we are able to leverage an experienced management platform including portfolio management, asset-, and property management. This further allows us to scale investment strategies and successfully execute specialised business with hands-on implementation.

Victor Dan Mellul

Managing Partner

Victor Dan Mellul is the founder and Managing Partner of Uniresta. He is responsible for overseeing all acquisitions and operations activity, and developing investment strategies for the Uniresta Group. Mr. Mellul is also responsible for the key capital partners relationships at Uniresta. He brings more than ten years of diverse experience in real estate investing in Germany, the United Kingdom, and the Netherlands, with more than €1bn of successfully transacted real estate.

Prior to taking an active role at Uniresta, Mr. Mellul worked with BlackRock as part of the Real Estate Investment Team, as well as Kintyre Investments and caleus capital investors.

Mr. Mellul has a bachelor’s degree in business management from Regent’s Business School in London, where he received his B.A. with First-Class Honours. He also holds a M.Sc. from Imperial College Business School, as well as a M.Phil. in Real Estate Finance from the University of Cambridge. Victor Dan Mellul is a member of the Urban Land Institute (ULI) and serves on the Executive Committee of the Uniresta Group.

Uniresta is the strategic co-investment platform for external capital partners to
participate and jointly invest in direct real estate.

Our Approach

Our goal is to invest in real estate with the professionalism of an institutional investor and the entrepreneurism to capture value and invest dynamically. We understand how investment managers assess investments and enable access to an existing business model to private real estate investors. When considering the risk/return trade-off we strive to develop dynamic business plans that create high relative value, while focusing on real estate fundamentals and macro-economic trends to hedge against a rapidly changing environment. As a co-investor in all of our investments we not only align interests with our partners but also share risks – risks that we must consider to be active and productive. Our business models are designed and executed with a strong affinity towards innovation and Environmental, Social, and Governance considerations (ESG). We evaluate ESG factors at all stages throughout our investment horizon, starting at the investment process with actionable business plans for identified ESG risks up to the disposition of assets. We further identify ESG opportunities such as third-party green building certifications and standards including DGNB, LEED, and BREEAM.
